Smoke and carbon monoxide alarms in private rented accommodation


Private rented accommodation must have:

  • at least one smoke alarm on every storey of the property with a room used as living accommodation
  • a carbon monoxide alarm in every room with a fixed combustion appliance (excluding gas cookers)

Landlords must:

  • check all alarms at the start of every new tenancy, to make sure they are working properly
  • repair or replace faulty alarms as soon as possible

The government provides further guidance for landlords and tenants about smoke and carbon monoxide alarms.

We will give any landlord found to be in breach of any of these duties 28 days to follow them. If they fail to do so we can impose a fine of up to £5,000.
