The plan is to take down existing homes at the Kingsway estate and a number of homes on nearby Brackley Close, Rutland Close and Verulam Way, and replace them with 125 council homes and 125 homes for private sale or rent.
A new Forest Green will sit at the heart of Kingsway, with new walking and cycling routes providing better connections to surrounding neighbourhoods.

The proposals

- Residential: Up to 287 homes including around 125 council homes and 125 private sale or rent, with at least 60% of council homes provided at social rent.
- Housing mix: approximately 90% will be apartments and approximately 10% will be houses.
- Parking: 2 parking spaces for every five homes
- Energy efficiency: High-energy-efficiency homes designed to meet CamStandard requirements.
- A large new 'Forest Green' will sit at the heart of Kingsway, built around existing mature trees, providing a quieter, safer green space away from road traffic, noise and air pollution and include places to play, exercise, relax and enjoy nature.
- New walking and cycling routes will connect surrounding neighbourhoods with the central park, with new routes overlooked by new homes making it easier and safer to move around the area. A new walking and cycling route will connect Alex Wood Road and Roseford Road; and part of Verulam Way will be closed to cars
- Biodiversity: Target 20% Biodiversity Net Gain (BNG)
- Water management: Water-efficient homes, Sustainable Drainage Systems (SuDS), natural drainage and surfacewater management.
- New play and recreation areas
Timeline
- 26 October 2026: Current residents can begin applying to move into new homes.
- 28 October to 20 November 2026: Public consultation.
- January/February 2027: Second public consultation.
- Spring 2027: Planning application submitted.
- Early 2029: Kingsway area construction start on site.
- 2034: Kingsway area completion.
- Resident move period: Autumn 2026 to Autumn 2029 for Kingsway residents and those in affected neighbouring homes.
