Local land charges and searches

 

We have a statutory duty under the Local Land Charges Act 1975 to maintain an up-to-date register of local land charges affecting property and land within Cambridge.

A local land charge is a limitation imposed on land or property either to secure the payment of a sum of money or to limit its use on successive owners or occupiers of the land or property.

VAT introduced to local land charges in 2017: Since 1 January 2017, CON29R and CON29O products are subject to VAT at the standard rate of 20%. The statutory LLC1 Official Certificate of Search is unaffected by this change.

There are currently three ways of submitting a search request to us: online, by email, or by post. We aim to dispatch all replies within five working days.

Please note that all information requested must be received to enable us to complete the search successfully.

Cancelled searches will be charged in full unless cancelled on the date of receipt. 

Online search applications

Searches can be ordered online via the National Land Information Services (NLIS) Hub. NLIS have access to land and property information held by local authorities, central government and other organisations that provide official sources of land and property data.

When submitting your search online it is essential that you provide a full postal address.

Email search applications

Send us a completed local search request form [RTF, 150kB].

We will contact you by telephone to take payment when the search request has been accepted. Searches will not be processed until payment has been received.

Requests received after 2pm will be processed on the following working day.

Postal search applications

Postal search applications must include the following in order to be accepted:

  • A copy of the LLC1 form
  • A copy of the CON29R form
  • A correct and clear postal address to be searched against
  • The correct fee (see ‘Land charges fees’ below). Cheques should be made payable to Cambridge City Council
  • A copy of an up-to-date site or property location plan, with the parcel of land or property that you require information on outlined in red

Personal searches

The alternative to an official local land charges search is often referred to as a personal search, which is a search of the local land charges register only.

A personal search can be conducted by anyone, but does not bear the official stamp of the council and is therefore not an official local land charges search.

There is no fee associated with a personal search. If additional information is required, such as building control enquiries, a fee is payable. 

Appointments for personal searches

Appointments to arrange a personal search are available at the Guildhall between 10am and 4pm, Monday to Friday.

Contact us (details below) at least 24 hours in advance to arrange an appointment. Please note that a maximum of five properties can be discussed at each appointment.

Any personal searches that aren't collected by 4.00pm on the day of appointment will be destroyed and a new appointment will need to be scheduled.
