There are three major growth areas for new homes and neighbourhoods planned within Cambridge.
Cambridge's southern fringe
Over 4,000 homes are planned on land, partly in the city's Trumpington and Queen Edith's wards and partly in South Cambridgeshire.
The plans reflect policies set out in the Cambridge Local Plan (especially policies 9/3 and 9/5) and the Cambridge Southern Fringe Area Development Framework.
There are four main sites for housing development:
- Trumpington Meadows (former Monsanto site, around Trumpington Park & Ride)
- Clay Farm (between Long Road and Shelford Road)
- Glebe Farm (east of Hauxton Road, north of Addenbrooke's Access Road, south of Bishop's Road)
- Bell School (south of Greenlands Road, south west of Bell School, west of Babraham Road)
Other new developments include the Cambridge Biomedical Campus (also known as Addenbrooke's 20:20) and the Addenbrooke's Access Road, linking Hauxton Road to Addenbrooke's Hospital.

Cambridge's north west fringe
Over 5,000 homes and 2,000 units of student accommodation are planned on land partly in the city’s Castle ward and partly in South Cambridgeshire. There are two main sites:
- University site on land between Madingley Road and Huntingdon Road
- National Institute of Agricultural Botany (NIAB) site between Huntingdon Road and Histon Road

Cambridge's eastern fringe
Between 10,000 and 12,000 homes are planned on land partly in the city's Abbey and Cherry Hinton wards and partly in South Cambridgeshire (known as Cambridge East):
- the Cambridge Airport site (the home of Marshall Business Aviation)
- land north of Newmarket Road
- land north of Cherry Hinton
We are exploring options for the way forward following the Marshall Group’s announcement in April 2010 that it will not be relocating from Cambridge airport in the immediate future.
There are also plans for growth in the following areas:
Cambridge's north eastern fringe
This fringe site covers an area between the A14, Milton Road, Cambridge Business Park and the Ely to London railway line. It is partly in the city's East Chesterton ward and partly in South Cambridgeshire. It is sometimes referred to as ‘Cambridge Northern Fringe East’.
Previously identified as possible land for residential development, it is now being considered for mixed-use employment-led development, a new railway station and public transport gateway for Cambridge.
Around Cambridge station
A comprehensive redevelopment of the Station Road area is planned, including a much-improved public transport interchange which will enable better rail and bus links across Cambridge. There are also proposals to improve transport links through what is known as the ‘Cambridge Gateway’ project.
The site is partly in the Petersfield ward and partly in the Trumpington ward. The plans are set out in the Cambridge Local Plan (especially policies 9/3 and 9/9) and the Cambridge Station Area Development Framework.
Beyond Cambridge
Housing growth is taking place across Cambridgeshire. We maintain a close interest in growth sites close to Cambridge that could present opportunities or implications for city residents.
